Renting with us

We've outlined our renting process so you know what to expect when renting with us

1. Register with Us

Complete our Registration Form online to be added to our database and to register your interest on any let properties we have available. Ensure you complete the form to the best of your knowledge for us to assist you in finding your perfect home!

2. Book a Viewing

Once you have found a property you like the look of, book a viewing with us. To do so, either call us on 01473 747728, or Request a Viewing via the form on the property page on our website. We would always advise that it is best to view a property before making an application, that way there are no surprises.

3. Make an application

Once you have viewed the property and decided you would like to move forward, then the next step would be to make an application for the property. You can do this either over the phone on 01473 747728, or via our Application Form online. Please ensure we have all your necessary information to put forward to the Landlord for consideration.

4. Referencing

If your application is successful, then we would require payment of a holding deposit to begin the referencing process. We use an external referencing company called Rent4Sure who carry out 3 different types of referencing. This includes a credit check, income check and Landlord check (if applicable).

5. Arranging the Tenancy

Your referencing has passed! That means we can begin arranging the tenancy agreement. We will speak with yourself and the Landlord and agree a mutual date that the tenancy can begin. This gives you an opportunity to arrange contents insurance and rent protection.

6. Beginning the Tenancy

A time and date will need to be arranged with you to come into the office to sign the tenancy and hand over the keys. We will also require payment of the first months’ rent and 5 weeks’ deposit, minus the holding deposit already paid to begin the tenancy. You will receive the following documents when the tenancy begins:

  • A completed Tenancy Agreement
  • Privacy Policy
  • Electrical Installation Condition Report (EICR)
  • Energy Performance Certificate (EPC)
  • Gas Safety Certificate (if applicable)
  • Confirmation of installation of Smoke Alarms and CO2 Alarms at the property
  • Deposit Certificate
  • Prescribed Information for the Deposit Scheme
  • How to Rent Guide
  • Check-In Inventory
  • Legionella Advice

7. Moving Forward

Now you are officially moved into your new property, it is time to set up all bills and utilities. See below a list of suppliers you are best to contact to inform of your move:

  • Council tax
  • Gas and electricity suppliers
  • Water company
  • Landline and broadband provider
  • DVLA
  • HMRC
  • Your employer
  • Bank and credit card providers
  • Insurance and pension providers
  • Schools or universities
  • Doctors and dentists
  • Any other subscriptions which use this address

If you have any maintenance issues or need to report any damage or broken items at the property, you can do so through our Tenant Portal where one of the team will pick up your request and deal with this directly.
