Our Step-By-Step Guide to selling your property

Everything you need to know from making the decision to sell your home through to completion

1. The Decision

Making the decision to sell could be considered one of the hardest parts of selling your property. With endless tasks and affordability to consider it can become quite overwhelming at this early stage. At Grace Estate Agents we can provide you with all of the information you require in order to make an informed decision.

2. Book your free valuation

Setting the right price is crucial to selling. Too high and the property could sit on the market for weeks or months, too low and you could end up selling for much less than you could achieve. At your valuation we will you guide you on the right price to advertise for, we will also answer any questions you may have and explain how the process of selling your home works.

3. Preparing your property for the market

First Impressions Count when it comes to  selling your property, this means if you have a tired looking front garden, porch or door it could be worth spending a bit of time/money here. You want to avoid giving viewers a reason to look for things wrong with your property and, instead, wow them  at every opportunity. Your valuer can let you know of any works worth doing to achieve a quicker sale. Always have a de-clutter before viewings.

4. Showcasing your property

At Grace Estate Agents we will take professional images of your property to showcase it in it’s best light. We will also take video footage and can also provide drone footage too. Having video footage available to market your property can help to cut down on wasted viewings. It is normal to sign your Estate Agent Contract at or before this point and once photos are taken your property will be on the market within 48 hours.

5. Approve your property details

When your property is ready to go live on all portals and social media, one of the team members will send the brochure over to you so you can approve the details before it is advertised to the public. At Grace Estate Agents we advertise on Rightmove, On the Market, Zoopla, Instagram and Facebook to ensure we find the ideal buyer for your property.

6. Viewings

The team at Grace Estate Agents are available 7 days a week to carry out viewings of your property on your behalf. At Grace Estate Agents we understand our vendors lead busy lives and so we will work around your schedule and always try and block viewings together so as not to disturb your day too much. Following the viewing we will aim to provide feedback the day after the viewing.

7. Agreeing an offer

Choosing the right buyer for you is vital. Any offers received will be communicated to you immediately along with the position of the buyer; as part of our service to you the team at Grace Estate Agents will carry out due diligence on your behalf in order to help you make the best decision. Due diligence includes assessing the buyer’s financial ability to proceed and whether they are in a chain and how complete/progressed that chain is.

8. Sales Progression

Once you have agreed on an offer our dedicated sales progression team will see the sale through on your behalf. This starts by writing to all parties, including solicitors to confirm details of the sale. Your solicitor will issue you with a number of information forms and once these have been filled in and sent back to your solicitor they will draft contracts for your buyer. Your buyer’s solicitor may raise enquiries on the contract, surveys may be arranged and timescales will be discussed for exchange and completion. The team’s extensive experience has allowed strong relationships to be formed with local solicitors, surveyors and local removal companies which in turn helps the sale of your property run as smoothly as possible.

9. Exchange of contracts

Once the buyers solicitors are satisfied with the answers to their enquiries, your buyers mortgage offer has been received and a completion date has been agreed you will be ready to exchange contracts. The exchange of contracts involves signing the contract and your buyer paying a non-refundable deposit to their solicitor. At this point the sale is legally binding.

10. Completion

On completion day the remaining monies are sent from your buyers solicitor to your solicitor, who will deduct any fees payable and pay the balance to you. Once Grace Estate Agents have confirmation that funds have cleared we will release the key to your buyer.
